Questions Lagos Property Owners Actually Ask

Every objection, answered before you ask.

01
Legal Question

Can I fence before my C of O is processed?

Yes — and you should. A Certificate of Occupancy takes 6 to 18 months to process in Lagos State. Waiting means your plot sits open during that window. Physical boundary markers — posts, mesh, or concrete blocks — are recognised as evidence of possession under Nigerian property law. A fenced compound is harder to encroach on than a paper title.

"Physical possession is nine-tenths of the law in Lagos. The fence is your affidavit."

Dispute Risk

What happens if my neighbor disputes the survey?

We install strictly to your registered survey plan. If a neighbor challenges the line, a fenced boundary forces the dispute into formal channels — courts, the Land Bureau, or a licensed surveyor's arbitration — rather than allowing gradual encroachment. We document every post position with GPS coordinates and photograph the installation against visible landmarks, giving you a timestamped record.

"Documented installation records have resolved three boundary disputes for our estate clients in 2025 alone."

Urgency

How long before the rains make installation impossible?

Lagos rains typically begin in late March or April. Once the ground is saturated, post-driving becomes unreliable — posts shift in waterlogged clay, concrete footings take twice as long to cure, and access routes across plots turn impassable. We stop accepting new bookings for the current dry season on 15 March. After that date, your next window is October.

"We booked in February. By May, three unfenced plots next to ours had squatters on them."

— Adaeze Okonkwo, Magodo estate developer

Product Guide

What fencing type is right for my plot?

Chain-link is fastest and most cost-effective for large plots and industrial yards — ideal for the Lekki-Epe corridor where you need perimeter coverage quickly. Welded mesh panels offer a stronger, more permanent boundary and are preferred by estate developers in Magodo and Ajah. Razor coil and electric wire top-ups are added after the base fence for compounds requiring higher security — typically homeowners who have already experienced break-ins.

"For a half-plot in a residential estate, welded mesh with an electric top wire is the standard we recommend."

Industrial

How do you handle industrial yards along Lekki-Epe?

Industrial perimeters require heavier gauge wire, deeper post foundations, and — for active facilities — minimal disruption to operations during installation. We work in sections, completing one stretch before moving to the next, so your yard remains partially operational throughout. Gate installations, access control points, and CCTV-ready post mounting are coordinated in a single mobilisation.

"They fenced 2.4 hectares of our Ogijo yard in 11 days without shutting down a single production line."
